Hollywood Los Angeles Homes for Sale

Located in central LA, Hollywood is known as the home of the US film industry and for its diverse population and cultures.  Many of the historic film studio buildings still exist, and the name “Hollywood” has become synonymous for the US movie industry and the people in it.  Hollywood was recognized as a growing community in 1870, incorporated in 1903, and became a part of Los Angeles in 1910 as the film industry began to grow and become the most well-known place in the world for film and media. Today the area is home to over 4 million people (US Census estimate, July 2016).  Other areas within Hollywood are Franklin Village, Little Armenia, Spaulding Square, and Thai Town.

Hollywood is defined by Hollywood Hills to the north, Los Feliz to the northeast, East Hollywood to the east, Larchmont and Hancock Park to the south, Fairfax to the southwest, West Hollywood to the west and Hollywood Hills West on the northwest side (“Mapping L.A. project” of the LA Times).  The street boundaries of Hollywood are Hollywood Blvd. on the north, Western Ave. to the east, Melrose Ave. to the south, and La Brea Avenue on the west.

EARLY HISTORY

In 1850’s there were few people living in the area of “Nopalera” (named for the Mexican Nopal cactus common in the area), but an agricultural community soon developed and by the 1870’s it came to be known as the Cahuenga Valley.  There is a story that an early property owner and developer in the area, H.J. Whitley, was standing on top of a hill looking out over the valley when a Chinese man in a wagon stopped to greet him.  When Whitley asked him what he was doing, the man replied “I holly-wood” although he meant to say “I hauling wood”, and Whitley later decided to name the town he later founded “Hollywood”.  Whitley started the “Los Angeles Pacific Boulevard and Development Company” and bought 480 acres of land surrounding Highland Avenue and began building, although it was another land owner, Harvey Wilcox, who officially registered the name “Hollywood” with the LA County Recorder’s Office in 1887.  After an initial interest in the area, growth and investment slowed until the early 1900’s.

The first hotel in Hollywood was opened in 1902 by Whitley as the population of Los Angeles reached about 100,000 people, and gradually became known around the world as the home of the stars.  There was a single-track streetcar line running from LA to Hollywood, but the trip took two hours if it was running at all.  The area’s economy was mostly agricultural, known for its barley fields, citrus groves, and vineyards.  Whitley’s company continued to invest thousands of dollars in the area to promote it and attract people and businesses, with improvements such as electricity, street lighting, and a bank.

In 1904, residents of Hollywood voted to prohibit sales and possession of liquor except for “medicinal use”, and in 1910 merged with the City of Los Angeles to gain access to water and the sewage system.  Many major motion picture companies began to set up production in the area, partly due to the ideal weather and access to many different settings, in spite of the fact that movie theaters had been banned in Hollywood!  This changed after the merger with Los Angeles as they had no such restrictions on theaters (or alcohol).  The first film to be made in Hollywood was in 1910 and the first official movie studio, the Nestor Company, opened in late 1911.  By the 1920’s, Paramount, Warner Bros., RKO, and Columbia had studios in Hollywood (sometimes also called “Tinseltown”) and movies became the 5th largest industry in the country.

RECENT HISTORY

The famous “HOLLYWOOD” sign built on the hills overlooking the neighborhood actually started out as “HOLLYWOODLAND”, and was an advertisement for a housing development of the same name.  The Hollywood Chamber of Commerce repaired and rebuilt the sign in 1949, and removed the “LAND”.  The Hollywood “Walk of Fame” was officially opened in February of 1960, and now contains over 2,600 “stars” embedded in the sidewalk as a tribute to the many stars and contributors of the entertainment industry.

During the 1980’s, Hollywood began to decline and many famous landmarks became threatened by developers seeking to rebuild and update the area.  Some of the buildings have been embraced by modern media companies, such as the former home of CBS’s headquarters at Columbia Square (built in 1938) which became offices for MTV, Comedy Central, BET and Spike TV.  Nonetheless, many areas face continuing gentrification due the efforts of both private developers and public planning commissions who seek to revitalize the area.

HOLLYWOOD TODAY

The 10 public K-12 schools in Hollywood are operated by Los Angeles Unified School District and there are 2 public libraries.

Notable places include CBS Columbia Square, Charlie Chaplin Studios, Cinerama Dome, Crossroads of the World, Dolby Theatre (originally the Kodak Theater and home of the Oscars), Earl Carroll Theatre (currently Nickelodeon on Sunset), El Capitan Theatre, Frederick’s of Hollywood, and Gower Gulch.  Notable events include The Academy Awards, the annual Hollywood Christmas Parade, The Hollywood Half Marathon (to raise money and awareness for local youth homeless shelters).

Redondo Beach is one of the three Beach Cities located in Los Angeles County. Redondo Beach is a working-class beach town – it’s also the largest in the South Bay, as it wanders inland and bleeds into neighboring Torrance. Its heart is at King’s Harbor, where the dated pier is still a Southern California icon.

The ocean side of Pacific Coast Highway (PCH) has restaurants and boating activities while inland of PCH is largely residential. Redondo Breakwall is a well-known surf spot in the South Bay.

Many original homes still stand in Redondo Beach neighborhoods, but many small Arts and Crafts style homes have been demolished and replaced with new modern houses. Zoning allowed properties within two to three blocks of the beach to be developed as large, two to three-unit luxury townhomes; inland areas are more likely to have single-family homes. 

A revitalized downtown area affectionately termed “Riviera Village” provides locals an opportunity to eat, shop and commune in a quiet atmosphere. Since 2004 several new or newly renovated restaurants have made a positive impact on local options for an on-the-town experience. Downtown also supports a number of independent boutiques and shops specializing in clothing and fashion, as well as at least three wine-tasting galleries.

The Marina, Harbor and Pier complexes are large, planned centers of activity that host Korean seafood restaurants, touristy bars, smaller shops and a games arcade. The pier is a common spot for anglers to cast for a local catch; many residents of inland Los Angeles drive to Redondo Beach to take advantage of the long and unique shape of this pier. The adjacent Marina, located just north of the Pier, is home to another half-dozen restaurants, a seafood shop, and a pub with almost 100 beers on tap. The large, monolithic concrete structures that make up the pier and harbor area stand in stark contrast to the venerable cozy feel of the rest of the South Bay’s neighborhood-style street front architecture; the city continues to consider options for the area as new entertainment and dining chooses to locate in other areas of the Beach Cities.

Lifestyle

 Much of the Redondo Beach lifestyle is a blend of the neighborhoods, activities and people of the three Beach Cities of Southern California’s South Bay. Like its sister cities of Hermosa Beach and Manhattan Beach, Redondo’s draw is the beach that links the three cities. Redondo was described as “The Gem Of The Continent” in the Los Angeles Daily Herald in 1887.

The beach starts below the bluffs of Palos Verdes in the south (after Torrance Beach) and carries north to the Redondo Pier. The area of the beach that starts in Palos Verdes is known as “RAT (Right After Torrance) Beach.”

A paved path, called The Strand runs from Torrance through South Redondo, north to Hermosa Beach, Manhattan Beach, and eventually to Santa Monica. The path is broken by the Redondo Beach King Harbor Marina and Pier complex, where it veers away from water and onto dedicated lanes of surface streets for about a mile before again turning to the ocean in Hermosa Beach. Continuing north from Manhattan Beach, the path stretches to Marina Del Rey.

Surfing is an element of the South Bay lifestyle year-round. Winter storms in the Pacific Ocean sometimes turn typically placid and rolling South Bay waves into large and occasionally dangerous waves, a draw for surfers. Wave heights in December 2005 were some of the largest on record at 15 feet (4.6 m) to 20 feet (6.1 m).

Beach volleyball is another aspect of Redondo Beach’s lifestyle. The wide and flat sand beaches provide the perfect venue for the sport and permanent poles and nets are placed and maintained by the city year-round. Professional tournaments managed by the AVP take place in neighboring Hermosa and Manhattan Beach. Redondo Beach is home to Gold Medalist Kerri Walsh and AVP Pro Casey Jennings.

Movie Colony Palm Springs Southern California Homes for SaleThe Movie Colony neighborhood of Palm Springs, California is known for its revered past as a movie star getaway oasis. With homes for sale, this palms resort community is primarily comprised of single family homes constructed in the 1930s. Many actors of the 40’s and 50’s lived and vacationed in the community. It remains today a comfortable bastion of artists and creative retirees. Also home to the famous Movie Colony Hotel, the neighborhood is a short walk to downtown Palm Springs and the Palm Springs Art Museum. The real estate area is defined by the border streets of E Tachevah Dr, N Avenida Caballeros, E Alejo Rd and N Indian Canyon Dr.

There are two movie colonies. They renamed the area that our office is in to make it more fancy, which has worked well in real estate marketing. I mention it in case someone looks it up and gets confused. There’s also Los Palmas, which is where most of the stars lived.

Elizabeth Taylor’s old house (which she hadn’t been in since the 80’s) is renting for $5,000 a month and it’s tacky. Elvis’ house is back on the market. Celebrity houses are getting a high profile recently. Leonardo Di Caprio bought a house here. Sunnylands was re-done, and now the President keeps coming there, and that is a big deal to many investors.

It’s largely investment “party house” vacation homes that are the hot tickets right now. Many buyers are investing today, with plans to possibly retire in the property later.

The single family homes do not contain very many large families. Along with a large number of single retirees, the neighborhood also attracts a large number of gay, lesbian and GLBT community.  The Modernist style homes are a major attraction (the Modernist Weekend always results in sales). While the neighborhood begin in the 30’s, most buyers are attracted to the 1960s houses, and there are a lot of big-name, well-known architects attached.
